URA launches new hotel site near Little India

A new hotel site on top of the Farrer Park MRT station near Little India has been released for development.

The land at Race Course Road/Rangoon Road is put up for sale by public tender today by the Urban Redevelopment Authority (URA).

The URA said in a statement that the land parcel is zoned white with at least 40 per cent of its maximum permissible gross floor area (GFA) required to be allocated for hotel use.

This minimum quantum of hotel use will provide opportunities to meet the demand for hotel rooms in this area, given its location near the historic Little India district, which is popular with tourists and locals, the government agency said.

The URA said that this land parcel is one of the 10 sites that were transferred from the Reserve List to the Confirmed List of the Government Land Sales Programme for the second half of 2007, as announced on June 14.

The land, which is on top of the Farrer Park MRT station has an area of about 1.36 ha and a gross plot ratio of 4.2. It can generate a maximum permissible GFA of about 57,225 sq m.

The URA said while a minium of 40 per cent of GFA is for hotel use, the developer can choose to develop the rest of the GFA for additional hotel use and/or residential, commercial and hospital uses.

The hospital use will help meet increased interests in private hospital developments. URA had announced on April 4 this year that hospital use is compatible with the surrounding land uses and can be allowed at this land parcel.

The tender period is about 12 weeks and will close at 12 noon on Sept 27.

The selection of the successful tenderer will be based on the tendered land price only, the URA said.
